NY Agency Disclosure

New York State law requires real estate licensees to provide a written Agency Disclosure Form For Buyer and Seller at first substantive contact. The form explains four possible relationships: seller's agent (works for the seller), buyer's agent (works for the buyer), dual agent (works for both with informed written consent), and dual agent with designated sales agents (each side has their own designated agent within the same brokerage). Your MGM Realty Group agent will present this form before any substantive discussion of your transaction.

Written Buyer-Broker Agreement

Effective August 17, 2024 — pursuant to the National Association of REALTORS® settlement — buyers working with a REALTOR® must enter into a written buyer-broker agreement before touring homes. The agreement specifies the services your agent will provide and the compensation you agree to pay. Compensation is fully negotiable; it is not set by law and is not standardized between brokerages. MGM Realty Group LLC will walk you through the agreement in plain English before you sign.
